Rental Fraud Luxembourg - Share if you had any trouble

There are several fraud (ghost announces) placed on web. For example: 1000-annonces.com announcing the apartments in Luxembourg and in other cities of Europe.

The same people acting by different names using collected ID from deferent individuals.

1. Very nice photos, best locations at very good prices you would not believe.

2. Check the photos and the actual street on google map– you will not find any property (apartments) similar to the photos provided.

3. But they certainly studied carefully the restaurants and cafes on the streets around where they suggested the meeting

4. The same templates of the letters send to you, even the same order of the communication. Same fonts used.

5. Family Marchal or other Family G or similar with innocent photos of house wife and a child or a retired individuals who has no idea how the photos are used.

6. The same scenario: Transfer the money via Cash Urgent Mandate, Western UnionMoneygram

7. DO NOT DO any transfer to ANY NAME – or sent ANY scan copy –They have individuals who will take the money even they do not have the security codes. They checking if there is a payment incoming on the name provided and empty the amount.

8. They book a meeting with you and never shows up

9. No phone call normally would be answered or if you reach someone it can happened, the person is a frog answering weekly on the questions

10. They will agree about the fraud cases, but they are of course honest citizen

11. Suddenly the owner will have health problems and someone else will come to a meeting – Nobody shows up. Names of attorney or representatives who will come instead is actually real names from real people (you will find them on Google, maps, even LinkedIn, but the owners are not aware of the case

12. You could also receive a message that you were not coming to the meeting and second chance to be done booking the meeting again but please provide the payment ASAP. – DO not DO any payment

13. Call the police and report the FRAUD of the homepage and the individuals.
14. ID can be attached to convince you, but it is someone who sent them ID when looking for apartment and being asked to send the standard info.

Please be careful!!!

There is no free cheese in the rattrap and EUR 1500 can disappear quickly.

    This is a good post about a topic that is not so commonly discussed. In fact rental fraud is a lot more common in the flat sharing market in the Grand Duchy than you think:
    -Never EVER transfer money without a valid contract.
    -Be careful when you are not allowed to register at a property as this is normally a sure indication that the owners knows nothing of this (illegal) flatshare
    -Always make sure you can physically visit a place before signing any documents

    I wanted to thank you for your post - I have been trying to find a place to live in Luxembourg for over a month now, and I was sure I finally found something interesting (and fianlly someone is getting back to me!) but when I read about MoneyGram I got alarmed.
    This is the message I received - just for everyone's attention - the guy seems really nice and all but... :(

    J'ai bien reçu votre mail et les informations complètes. Je vous remercie de l'intérêt que vous portez à mon appartement et je décide de ce part de vous donner suite favorable pour la location. Mon appartement étant conventionné, vous pouvez bénéficiez des APL.

    Je reste donc disponible pour une visite le Mardi 15 Août à 18h puisque je suis actuellement sur PARIS et je ne serai de retour pour la circonstance que le lundi soir afin de pouvoir vous le faire visiter. Comme indiqué dans mon précèdent mail je vous prie de réunir le nécessaire pour la visite.

    En ce qui concerne la caution j'ai demandé un mois de caution et un mois de loyer 1.500€ ce qui revient à payer après la signature du bail. Pour que le rendez-vous soit effectif le mardi je vous prie de me donner votre disponibilité pour la visite.

    D'avance vous allez préparer les documents de location au complet et pour le dépôt de garantie des 1.500€ vous allez préparer un DÉPÔT MONEYGRAM dans une agence avant le jeudi pour m'éviter de faire des allez et retour inutile de PARIS vers le lieu de visite, comme ce fût le cas la semaine passée une fois le jour de la visite, soit la caution à verser n'est pas disponible, soit les documents demandés n'étaient pas à jour. Je ne doute donc pas de votre bonne foi à louer mon appartement mais ceci est juste une démarche qui nous arrangerait vous et moi.

    Notez bien qu'il ne s'agit pas d'un paiement à l'avance sans avoir visité l'appartement. Au contraire dès que vous établissez le DÉPÔT MONEYGRAM dans une agence, vous aurez un bordereau qui prouve le dépôt des fonds. Sur ce reçu que l'agence va vous délivrer, vous aurez un code secret d'encaissement que vous aurez à garder jalousement avec vous afin de sécuriser votre argent, comprenez par là que votre argent ne sera pas retiré tant que vous avez le reçu jalousement. Dès que le dépôt de garantie est établir vous me le confirmez en me scannant le reçu tout en cachant le code secret.

    Le Mardi après la visite de l'appartement et la signature du bail, vous me remettrez le bordereaux sur lequel est inscrit le code d'encaissement pour que mon comptable puisse encaisser le dépôt si l'appartement vous convenais bien sûr, dans le cas contraire vous pourriez toute fois retourner à la poste pour récupérer votre argent avec le bordereau. Ceci est en quelque sorte une garantie pour moi et une réservation pour vous.

    Pour finaliser le RDV, veuillez me recontacter par mail pour que je vous communique les coordonnées du dépôt de garantie des 1.500€ pour valider la visite du Mardi.
