Moving out issues

I'm renting a OneRoom in Gwangju and the contract last for 1 year. The contract is expiring in the coming 30th August. I would like to move out as the room got some problems since last year autumn. Technicians/engineers have come several times but the problem still there as they claim the air-cond is too old for repair. The landlord said she will change a new air-cond during the coming winter. Who on earth needs an air-cond during winter !!??? Currently, I request to move out but the landlord said I need to notify her 3 months before and IF I'm moving out end of this month (where the contract also expiring end of this month), I still need to pay the rental for the following 3 months (until Nov 2017), unless a new tenant rent the room. Moreover, I found that the rental is a bit overprice for my room within the community.
I had found another room which is cheaper and more comfortable than my current room.
Please suggest what I can do right now?
